There are dozens of decisions made early in a comm There are dozens of decisions made early in a commercial build that directly impact how a property performs long after construction is complete.

Site layout, grading, drainage, access, and long-term maintenance are all established well before the building goes up. Landscaping is part of that conversation, even though it is often treated as a finishing step.

In practice, landscape planning influences how water moves across the site, how pedestrians safely navigate entrances and parking areas, and how materials hold up over time. It also affects ongoing maintenance, everything from erosion control to how frequently areas need to be repaired or replaced.

When these elements are addressed during pre-construction, they can be coordinated with civil engineering, building placement, and utility design, resulting in a more integrated and predictable construction process.

They usually come from small gaps in planning, like late decisions, site conditions, budget and design misalignment, unrealistic timelines, or scope changes.
